What size is your modular/ prefab homes?They range in size but the average is 4.5m wide by 15m long by 3.8m high.

Can I change the standard floor plans?Yes, you can pick what you like about are standard designs and customise the layout or interior or exterior and storage options to suit you.

Can your modulars be used to extend your existing home?Yes, we build modules to extend an existing home. The module will be designed to suit the original building and the site itself. With minimal site disturbance and noise and a halved build time of traditional on-site construction.

Can your modulars be extended to later?Yes, our Cosy Living Modular homes are designed with flexibility in mind, allowing you to easily add more space as your needs evolve. We offer a variety of additional pods that can be attached to your existing modular unit over time. Options include the “Teenager Pod,” “Baby/Toddler Pod,” and “Granny Pod,” each thoughtfully crafted with its own unique design to suit different stages of family life.

How long will it take from start to finish?Approximately 23 weeks. Communication is important to us so we will ensure you are kept up to date throughout the process.

Do I need a bushfire assessment rating?If your property is in a bushfire-prone area, a BAL Assessment is legally required to assess the bushfire risk. This determines the necessary construction standards based on factors like vegetation type, distance to the home, and land slope. Properties with a BAL rating higher than 12.5 must use alternative designs and materials for better protection. You can check if your land is in a bushfire-prone area by contacting your local council. For Cosy Living homes, a higher BAL rating may require special considerations to meet safety standards.

Are you Cosy living modulars able to withstand extreme climate conditions such as cyclone prone areas?Yes, Cosy Living prefabricated houses can be designed to suit any conditions in Australia. Each home is designed to suit the specific site. In cyclone areas, the modules are designed to be cyclone compliant and ensure maximum cross flow ventilation and verandas for shade.

Do I need an energy rating for my home?We work with accredited Thermal Performance Assessors to provide energy ratings under the National Home Energy Rating System (NatHERS). These reports show how well our homes maintain a comfortable temperature. By using passive solar design tailored to each site, we achieve at least a seven-star energy rating for our Cosy Living homes, always aiming for the highest possible efficiency.

Do I need a soil test?Soil testing has been a required step in home construction for many years. This process examines the soil’s moisture levels and composition to determine its ability to support the structure and handle external forces. Since each site has different soil conditions, the test helps to identify the appropriate type of footings needed to bear the building’s weight. By conducting a soil test, the right footing system can be designed, ensuring that your new Cosy Living home is built to suit the specific conditions of the land.

Are we eligible for first home buyers grant with Cosy Living?The First Home Owner Grant (FHOG) is a one-off payment of up to $10,000 for eligible applications from people buying or building their first new home.

What warranties come with Cosy Living modulars?Our homes come with a 3-month rectification warranty. This means we will fix any problems within this period at our own cost. Cosy Living homes also come with the industry standard six-year builders warranty.

During the pre-construction phase, factors such as orientation, site contours, and soil type are assessed to create a layout that's both energy efficient and tailored to your location.
